This month I briefly explain the different types of chemicals that are available for natural stone, terrazzo, ceramic tile, and concrete. In this article I will be discussing the Majestic brand by M3 Technologies, Inc. These task-specific and material-specific chemicals cover a wide array of hard surface issues that the professional contractor deals with on a regular basis.
As we have previously learned, it is important to know the specific material one is working with, as they can have different properties and can react unfavorably to a particular chemical. Therefore, it is imperative that we use the correct product for the surface.
For example, Majestic Heavy Duty Tile & Grout Cleaner is a special acid blend designed for ceramic tile and the associated grout. It would, however, quickly etch a marble floor installation. If the marble is polished, it will essentially remove the polish. Even if the marble is honed (smooth, with little to no light reflection) to begin with, the acid would more than likely alter that level of hone.
Of course, the Heavy Duty Tile & Grout Cleaner could most likely be used effectively on granite or other acid-resistant material installation. In the northern climates, exterior flamed granite is very common, as are snow-
melting salts. These salts are easily loosened with a good acidic product combined with some sort of mechanical action, like a brush.
The point is that you need to choose your products correctly based on the task at hand. I will attempt to cover most of the basic products which are used most frequently and some specialty products as well.
Two of the most widely used surface care products are Majestic Neutral Cleaner and Majestic Stone Soap. I would suggest the use of the Neutral Cleaner on most all polished stone floors. It is a concentrated, no-rinse product with optical brighteners. It should not leave any streaking or application marks when used at the correct dilution. It can be used in a spray bottle for elevated horizontal surfaces and vertical surfaces, too. It is available in a ready-to-use formula for ease of use.
Majestic Stone Soap not only cleans but conditions as well. This conditioning effect renders the stone more soil- and stain-resistant while keeping the natural colors bright and vivid. Stone Soap should be used on all honed and textured stones as well as terrazzo. Because of the conditioners in the product, I do not recommend that Stone Soap be used on polished surfaces, especially dark materials, as it would more than likely require buffing.
A periodic deep cleaning of the stone and grout is necessary. Commercial applications should be done at least on a quarterly basis. Majestic Deep Cleaner Stripper/Degreaser and a scrub brush (for the grout) usually works well. The product contains an oxygen booster and a citrus solvent among other high tech cleaning ingredients. This product also works well in kitchen areas and for grease and oil removal. Use of warm or hot water will help its effectiveness. This is a great product to always have on the truck or in your equipment closet.
Majestic Stone and Grout Intensive Cleaner is another great product for periodic use. This strong alkaline cleaner is used for organic and general heavy soiling. Hot water also helps efficacy with this very well-liked product.
Majestic Conditioning Treatment and Polish is a unique maintenance product which will enhance the shine and give added protection to polished countertops. It is not suitable for floors as it could leave them slippery.
Majestic Heavy Duty Soap Film Remover is an excellent product used to keep shower stall surfaces clean and free of conditioner, shampoo, minerals and soap buildup. However, for the product to work properly, careful use of a razor blade may be necessary to remove excess layers of buildup first. Once excessive layers of soap have been removed, use the product to clean any residual soap and going forward, to keep it clean. Heavy Duty Soap Film Remover contains special cleaners and actual marble dust (remember our previous articles on the Mohs hardness scale?) as an abrasive and will therefore not scratch polished stone surfaces.
Majestic Mildew Stain Remover is a special blend of surfactants, sodium hypochlorite, conditioning agents, and deodorizers designed to kill and remove mold and mildew from natural stone, tile and grout, and other shower surfaces, too.
Majestic Grout Rejuvenator Gel is another useful specialty cleaner. It is designed to give extended dwell time for both vertical and horizontal surfaces. It contains 50 percent more stain removing power than most consumer products.
Majestic Ultra Strip Heavy Duty Stripper is a special blend of water-soluble solvents and surfactants designed to emulsify multiple coats of floor finish. It can remove up to 10 coats of floor finish at a time, so use cautiously.
I have discussed the most used commercial stone maintenance products and there are others with specific purposes like improving slip resistance, acid-free toilet bowl cleaners, aerosol polish protectors, and shower specific routine cleaners, for example.
Most chemical products are designed to be used diluted so it is important to understand dilution rates. Efficacy may be improved with some chemicals by increasing water temperature. For example, if a product is used at 1 ounce per gallon (128 ounces in a gallon), how many gallons of solution will 1 gallon of product yield? The answer? 129 gallons of solution. Please study or save the chart below for some very useful calculations.
Accurate measurement is essential for success, consistency, efficiency, and repeatability of results. I suggest that you always have a measurement cup or beaker with you when working with chemicals to ensure your solution is optimal for the task at hand.
